The proposed total gross floor area is 23,373.34 square metres with 299 residential units, resulting in a density of 7.03 times the lot area. A total of 126 vehicular parking spaces and 225 bicycle parking spaces are proposed. The official plan amendment is required to redesignate the lands from Neighbourhoods to Apartment Neighbourhoods. This report reviews and recommends approval of the application to amend the Official Plan Amendment and Zoning By-law Amendment application subject to a Holding provision. At the June 2024 City Council meeting, City Council requested through item 2024.MM19.7 that the General Manager, Parks and Recreation review the request to rename an existing or name a newly planned community garden in honour of the late Estella Wheeler. Parks and Recreation, along with Economic Development and Culture Division, worked in collaboration with Strategic Partnerships and the local Councillor to consult with the family of Estella Wheeler and the local community to identify an appropriate location to commemorate Estella Wheeler’s life and community impact. The proposal to rename Brookwell Park, located at 44 Streamdale Court, as Estella A. Wheeler Park advances the City’s broader equity and commemorative objectives by recognizing the contributions of historically underrepresented individuals, while supporting more inclusive storytelling in public spaces in alignment with the City’s Commemorative Framework. Parks and Recreation, in collaboration with Economic Development and Culture Division and Strategic Partnerships reviewed the application to name the property. The review concluded that the naming proposal complies with the criteria of the City of To…

This staff report concerns a matter for which the North York Community Council has delegated authority from City Council to make a final decision. This report responds to an application submitted by the property owner of 112 Dell Park Avenue, requesting approval for a site-specific Fence Exemption under Toronto Municipal Code, Fences, for a proposed pool fence located at 112 Dell Park Avenue within the North York District. The application relates to an existing and proposed pool enclosure that does not comply with the required setback and access protection provisions under Toronto Municipal Code Chapter 447-1.3C (3) and 447-1.3E(1)(a). Specifically, the enclosure does not meet the minimum required setback from the pool water’s edge and the required separation from the last step of the dwelling. In addition, the proposed configuration incorporates the dwelling wall as part of the pool enclosure, resulting in non-compliance with access protection requirements, as access is provided through the building wall. The owner of 112 Dell Park Avenue is seeking relief from these requirements through a site-specific exemption. The proposed fence does not create any sightline obstruction.
